I was approached by Lenalea Electronics who had purchased an existing commercial site with a view to constructing a new factory, their business had grown rapidly and the existing rental units they occupied were no longer viable. They asked us to meet with them on site and give a structural assessment of the existing masonry built commercial property on the site, this resulted in the conclusion that it was not going to be suitable for their requirements, the outcome would be something second best. The decision was made to go for a new purpose built factory.

We initially did some searches on the history of the site, and a Site Investigation was carried out on the sub strata ground conditions.
Our Approach
As on every project the proposal needs to be cost effective, so we advised on a structural grid of column supports etc that would give best value for money, providing initial structural sketch proposals. The client was happy to arrange internal space / rooms around the structure, and therefore an Architect came on board who worked on our proposals taking all through to Planning Authority Approval. We then carried out detailed design of the steel frame, foundations, floor slabs to ground and upper floors, cladding support, masonry design and produced full working structural drawings with design calculations, which were submitted along with architects drawings and subsequently obtained Building Control Approval.
The project then went out for costings and the successful contractor came on board, we were then involved with checking and approval of sub-contractors drawings prior to manufacture, on site attendance to advise the contractor, inspections of the work in progress, through to practical completion. The project duration on site was approximately 12 months. The end result was impressive both internally and externally with a robust and durable building satisfying our client requirements.

Early on, advice was sought on the most efficient span widths and column positioning which both helped minimise overall steel costs whilst allowing us to integrate supporting columns into walls within our desired floor layouts.
